Key Rules for Rear Extensions under Permitted Development in the UK

General Criteria:

  1. Single-Storey Rear Extensions:

    • Must not extend beyond the rear wall of the original house by:

      • 4 metres for detached houses.

      • 3 metres for semi-detached or terraced houses.

    • Maximum height is 4 metres.

    • Eaves height must not exceed 3 metres if within 2 metres of a boundary.

  2. Double-Storey Rear Extensions:

    • Must not extend more than 3 metres beyond the rear wall of the original house.

    • Must be at least 7 metres away from the rear boundary.

    • Materials must match the appearance of the existing house.

    • Side-facing windows must be obscure-glazed (to maintain privacy).

  3. Overall Coverage:

    • No more than 50% of the land around the original house can be covered by extensions or other buildings.

Additional Considerations:

  • Height Restriction: Extensions must not exceed the highest part of the existing roof.

  • Original House: Permitted Development applies to the original house as it stood on July 1, 1948 (or when it was built if later). Previous extensions are excluded from calculations.

  • Conservation Areas: In National Parks, Areas of Outstanding Natural Beauty, or Conservation Areas, permitted development rights may be restricted or removed.

  • Listed Buildings: Extensions to listed buildings always require planning permission.
