FREE PLASTERING COST CALCULATOR
Calculate Your Plastering Cost.
Measure walls and ceilings and select the plastering treatment required for each surface.
The calculator provides an initial ex-VAT and VAT-inclusive planning range using Growchance’s approved London plastering guidance. No email address, account or payment is required to view the result.
HOW THE CALCULATOR WORKS
Measure the area. Choose the plastering treatment.
The calculator helps you measure walls and ceilings before applying the plastering treatment relevant to each area.
You can use it for the area calculation alone or switch on the optional Growchance plastering estimate to see a preliminary range excluding and including VAT.
Add the measured areas
Enter the width and height or length of each rectangular wall or ceiling. Additional areas can be added separately.
Choose one treatment
Select wall skimming, ceiling skimming, full replastering, plasterboard installation or plasterboard with a skim finish for each area.
Review the planning result
See the total measured area and, when selected, an indicative plastering range with the applicable minimum charge and VAT shown clearly.
FREE PLASTERING CALCULATOR
Calculate your plastering area and estimated cost.
Enter each wall or ceiling area and select the principal treatment it requires. The calculator prevents different primary treatments from being charged over the same measured area.
The measured-area result is free. Switch on the Growchance plastering estimate only when you also want preliminary cost guidance.

OPTIONAL NEXT STEP
Discuss your plastering project.
Send the calculation with your project details. This does not create a quotation or contract.
CHOOSING A TREATMENT
What each plastering option means.
The calculator asks you to assign one principal treatment to each measured area. This prevents overlapping operations from being charged twice.
If the condition of the existing surface is uncertain, select the closest likely treatment and use the result only as early planning guidance.
Wall skimming
A finishing coat applied over a suitable existing wall surface to create a smoother base for decorating.
Choose this where the underlying wall is generally sound and does not require a complete new plaster build-up.Ceiling skimming
A skim finish applied to a suitable ceiling surface. Ceiling work is priced separately because overhead application can require additional protection, access and working time.
Choose this for a ceiling that needs a new smooth finish but not a complete replacement.Full replastering
A more extensive treatment involving a new base or bonding layer followed by a finishing skim where the existing surface cannot be addressed by skimming alone.
Choose this where deeper correction is expected rather than adding a separate skim charge over the same area.Plasterboard without skim
Plasterboard supplied and fixed without including the finishing skim coat. The suitability of this option depends on the specified board and intended final finish.
Choose this only when board installation is required without a skim finish being included.Plasterboard with skim
A combined treatment covering standard plasterboard installation and a skim finish. The calculator treats this as one complete operation rather than adding separate boarding and skimming rates.
Choose this where both standard board installation and a finished plaster surface are required over the same measured area.CALCULATOR RATE BASIS
The plastering rates used in the estimate.
The optional estimate uses Growchance’s working guidance for residential plastering in London.
These are preliminary planning ranges rather than fixed rates. All figures below are excluding VAT.
| Treatment | Calculator range | Working basis |
|---|---|---|
| Wall skimming | £17 – £28/m² | Skimming over a suitable existing wall background, including labour and standard materials. |
| Ceiling skimming | £23 – £40/m² | Skimming a suitable ceiling surface, including labour and standard materials. |
| Full replastering | £27 – £48/m² | Bonding or base preparation followed by a skim finish where skimming alone is insufficient. |
| Plasterboard without skim | £20 – £30/m² | Standard plasterboard supplied and fixed without adding a finishing skim. |
| Plasterboard with skim | £28 – £42/m² | Standard plasterboard supplied, fixed and skimmed as one combined treatment. |
Existing-plaster removal where selected. Significant waste and disposal costs are not included automatically.
Basic preparation applied only to compatible skim areas. It is not automatically stacked with full replastering or boarding.
Applied when the calculated plastering range would otherwise fall below the practical minimum for a small project.
MEASURING THE PROJECT
How to measure an area for plastering.
Use metres and record each wall or ceiling separately. The calculator multiplies the two measurements to establish the area in square metres.
-
Measure the width
Measure horizontally across the wall or across one side of the ceiling area.
-
Measure the height or length
For walls, measure from floor to ceiling. For ceilings, measure the second side of the rectangular area.
-
Separate different treatments
Add separate entries where different walls or ceilings require different plastering treatments.
-
Divide irregular areas
Break L-shaped or irregular surfaces into smaller rectangles and add each rectangle as a separate area.
RECTANGULAR AREA EXAMPLE
Enter the measurements as one 10 m² area and select the treatment that applies to that surface.
ESTIMATE SCOPE
What the plastering estimate allows for.
The calculator applies the selected treatment to the measured area using Growchance’s working London guidance.
It provides an initial budget range. It cannot inspect the background, confirm hidden defects or replace a project-specific quotation.
INCLUDED IN THE RANGE
Measured work using the selected standard treatment.
- Labour and standard materials for the selected plastering treatment.
- The total valid wall and ceiling areas entered into the calculator.
- One principal treatment applied to each measured area.
- Existing-plaster removal where the optional removal control is selected.
- Basic preparation on compatible skim-only areas when selected.
- The approved £300 minimum charge excluding VAT where the measured calculation would otherwise be lower.
- Separate totals excluding VAT and including the configured VAT rate.
CONFIRM SEPARATELY
Conditions that require inspection or project-specific pricing.
- Waste removal, skips, parking, permits and unusual access arrangements.
- Damp, active leaks, unstable substrates, significant cracking or concealed defects.
- Local repairs whose size, depth and surrounding condition have not been inspected.
- Specialist fire-resistant, acoustic, moisture-resistant or performance-board systems.
- Decorative mouldings, cornices, curved surfaces and specialist plaster finishes.
- Scaffolding, high-level access and work requiring unusual protection or sequencing.
- Decorating, painting, electrical work and other connected trades unless included in a separate quotation.
PROJECT-SPECIFIC FACTORS
What can change the final plastering cost.
Measured area is important, but it is not the only factor involved in pricing plastering work.
The final quotation must reflect the existing surface, access and required specification at the property.
Surface condition
Loose plaster, deep cracks, contamination, movement and unstable backgrounds may require more preparation or a different treatment.
Removal and disposal
Taking off defective plaster adds labour. Bagging, carrying and disposing of waste may create additional project costs.
Ceiling height and access
High ceilings, stairwells, restricted rooms and areas requiring towers or specialist access can affect working time.
Board specification
Fire-resistant, acoustic, moisture-resistant and other performance boards can change both the material specification and installation.
Edges and detailing
Reveals, corners, openings, curved surfaces, beads and junctions can require more setting out than a clear rectangular surface.
Protection and sequencing
Occupied properties, retained finishes and coordination with electrical, plumbing or decorating work can affect the programme.
A measured result helps establish an initial budget and provides useful information for an enquiry.
Before confirming a quotation, Growchance may need photographs, measurements, specification details or a site visit to identify the correct preparation and treatment.

Common plastering-calculator mistakes.
A calculator is only as useful as the measurements and treatment choices entered into it.
Avoiding these common errors will produce a more meaningful planning result.
-
Measuring the floor instead of the walls
A room’s floor area does not represent its wall-plastering area. Measure the width and height of each wall separately.
Use the floor dimensions only when measuring a rectangular ceiling.
-
Choosing skimming for every damaged surface
Skimming creates a new finish but does not correct every unstable, loose or deeply damaged background.
A surface may require full replastering, boarding or another specification after inspection.
-
Adding overlapping treatments
Do not price plasterboard with skim and then add a separate wall skim over the same area.
The calculator uses one principal treatment per area to prevent this duplication.
-
Ignoring ceilings and difficult access
Ceiling work should be entered separately from wall work. Stairwells, high ceilings and restricted access may also require individual assessment.
-
Treating the result as a fixed quotation
The calculated range cannot confirm substrate condition, hidden defects, access, waste requirements or specialist specifications.
Use it for early budgeting and confirm the final scope before instructing work.
FREQUENTLY ASKED QUESTIONS
Plastering calculator questions.
Clear answers about measurements, treatments, VAT, preparation and how to use the preliminary estimate.
01 Is the plastering calculator free to use?
Yes. You can calculate the measured plastering area and switch on the optional preliminary cost estimate without providing contact details.
The enquiry form is a separate optional step after the result.
02 Does the estimate include labour and materials?
The Growchance plastering range includes labour and standard materials for the selected treatment.
Specialist boards, unusual systems, waste disposal and other project-specific requirements must be confirmed separately.
03 Are the calculator prices inclusive of VAT?
The calculator displays the preliminary range both excluding VAT and including VAT.
The underlying rates and £300 minimum charge are entered excluding VAT.
04 Should I choose skimming or full replastering?
Skimming is generally used where the existing background is suitable and needs a new smooth finish. Full replastering is a more extensive treatment where a new base or bonding layer is expected.
The correct specification may require inspection where plaster is loose, deeply cracked, damp or otherwise unstable.
05 Does plasterboard with skim include both operations?
Yes. The plasterboard-with-skim option treats standard board installation and the skim finish as one combined operation.
A separate skim rate is not added over the same measured area.
06 Why are local plaster repairs not priced automatically?
Local repairs vary substantially in size, depth, substrate condition and surrounding preparation.
The calculator records that repairs are required but leaves their price for assessment instead of multiplying an unreliable fixed amount.
07 Does the result include drying time?
No fixed drying period is generated because drying depends on the plaster build-up, thickness, background, ventilation and conditions within the property.
Working time and drying time should be considered separately when planning decorating work.
08 Is the calculator result a quotation?
No. The result is preliminary planning guidance based on the measurements and treatments entered.
The final scope and price must be confirmed after reviewing the property condition, access, specification and connected work.
