How much does LVT flooring installation cost?
Growchance’s current installation guidance is £18 – £27/m² for click LVT and £23 – £34/m² for glue-down LVT. These figures cover labour on a suitably prepared floor and exclude VAT.
The minimum flooring labour charge is £225 excluding VAT. Subfloor preparation, levelling, moisture control, adhesive, flooring products and finishing details are assessed separately.

LVT installation prices at a glance.
LVT fitting is normally priced according to the floor area, installation system and preparation required. The figures below are Growchance’s current working guidance for London projects.
The principal rates cover installation labour on a suitably prepared floor. Flooring products, adhesive, preparation and additional finishing work are separate unless expressly included in a quotation.
Standard click-system installation on a suitably prepared, level floor. Product and underlay are separate.
Glue-down fitting labour on a suitable prepared surface. Adhesive, smoothing and moisture systems are separate.
Minor preparation and local making good. This does not automatically include levelling.
Standard 3–6 mm levelling allowance, supplied and applied. Greater depths or repairs require separate assessment.
Straightforward floating-floor or carpet removal only. Bonded flooring and substantial disposal are assessed separately.
CHOOSING THE INSTALLATION SYSTEM
Click LVT and glue-down LVT are installed differently.
Click and glue-down LVT can create a similar finished appearance, but the installation methods and preparation requirements are not interchangeable.
The appropriate system depends on the selected product, room, existing floor, moisture conditions and the manufacturer’s installation requirements.
Click LVT flooring
£18 – £27/m² LABOUR ONLY · PREPARED FLOOR · EXCLUDING VATClick LVT uses interlocking edges and is normally installed as a floating floor. It is generally quicker to fit than glue-down LVT, but it still requires a sound, sufficiently flat and suitable base.
- Appropriate underlay or an integrated backing may be required.
- Expansion clearances and perimeter detailing must follow the product instructions.
- Doorways, thresholds and connections with adjoining floors need to be planned before installation.
- Excessive unevenness or movement below the flooring must still be corrected.
Glue-down LVT flooring
£23 – £34/m² LABOUR ONLY · ADHESIVE AND PREPARATION SEPARATE · EXCLUDING VATGlue-down LVT is bonded directly to the prepared floor. The finished surface follows the base closely, so unevenness, ridges and other defects may remain visible unless the subfloor is prepared correctly.
- The subfloor normally requires a consistently smooth and stable finish.
- Product-compatible adhesive is a separate material allowance.
- Moisture testing and an appropriate moisture-control system may be required.
- Smoothing compounds and adhesives may introduce curing or drying periods before the next stage.
A click system may have a lower fitting rate, but product build-up, underlay, thresholds and preparation still affect the complete quotation. Glue-down LVT generally requires more preparation and precision, but the correct comparison must be based on the complete floor system proposed for the property.
UNDERSTANDING THE PUBLISHED RATES
What the LVT installation rates include.
The published £18 – £27/m² click-LVT rate and £23 – £34/m² glue-down rate are installation-labour allowances for a suitably prepared floor.
They are not complete supply-and-fit prices. A clear quotation should separate the flooring product, preparation and additional finishing work where those items are required.

- Setting out the floor in accordance with the agreed layout and selected L product.
- Cutting and fitting the LVT around walls, doorways and straightforward room details.
- Installing the selected click or glue-down system on a floor that is ready to receive it.
- Maintaining required perimeter clearances for a click system where specified by the manufacturer.
- Straightforward finishing at room edges where this forms part of the agreed fitting scope.
- Routine installation checks during fitting, including alignment and connection between adjoining pieces.
Not included automatically
- LVT flooring products, delivery charges and supplier-specific accessories.
- Adhesive for glue-down LVT or product-specific primers and installation materials.
- Existing floor removal, bonded-covering removal, waste handling or disposal.
- Subfloor preparation, including repairs, smoothing, levelling or sheet preparation.
- Moisture testing and moisture-control systems, including sheet or liquid damp-proof membranes.
- Underlay, skirting, scotia and thresholds unless they are specifically included in the quotation.
- Door alterations, furniture movement or difficult access arrangements.
- VAT, which must be added to the published labour rates at the applicable rate.
One quotation may cover fitting labour only, while another includes removal, preparation, adhesive, flooring products, trims and VAT. Compare quotations only after confirming the stated scope and the condition of the floor assumed by each contractor.
SUBFLOOR CONDITION
Why the floor beneath LVT matters.
LVT creates a relatively thin finished surface. Uneven areas, movement, moisture or debris beneath it can affect the appearance and performance of the completed floor.
The existing base therefore needs to be assessed before the installation method, preparation scope and final labour cost can be confirmed.
Flatness
Ridges, dips and damaged areas can remain visible through the finished floor or prevent the LVT from sitting correctly.
Stability
Loose boards, movement and an unsound base should be addressed before the new flooring system is installed.
Moisture
The base and surrounding conditions must be suitable for the selected product and installation system.
Cleanliness
Dust, adhesive residue and other contamination can interfere with preparation work and bonded LVT installation.
A floating installation still needs a sound base.
Click LVT can accommodate a different installation approach from a bonded floor, but the subfloor must still be sufficiently flat, stable, clean and suitable for the selected product.
The finish closely follows the prepared surface.
Because glue-down LVT is bonded to the base, surface preparation and compatibility with the adhesive system are particularly important to the finished result.
Photographs can help with an initial review, but floor levels, movement, moisture and concealed conditions may require inspection before the preparation scope and quotation are finalised.
PREPARING THE BASE
Preparation and moisture-control costs.
The LVT fitting rate assumes the floor is ready for the selected installation system. Where the existing base requires correction, preparation is priced separately.
The required treatment depends on the floor’s condition — not every project needs every item shown below.

Preparation rates are not automatically combined.
Basic preparation and full-area levelling should not both be charged automatically over the same floor. Both apply only when they represent genuinely separate work required by the assessed condition.
Choose the appropriate moisture-control system.
A sheet or basic DPM and a liquid or epoxy DPM are alternative approaches — not two allowances that should automatically be added together for the same area.
Floor type, existing finishes, previous adhesives, levels, moisture, movement and concealed defects can affect the required method. These figures provide budget guidance before the base has been fully assessed.
CONNECTED FLOORING WORK
Removal, underlay and finishing costs.
An LVT quotation may include more than fitting the new floor. Removing an existing finish, installing underlay and completing the edges can change the total labour cost.
These items should be included only when they form part of the agreed project scope.
Remove an existing easy-lift finish
Labour for lifting a straightforward floating floor or carpet before the base is assessed and prepared. Waste handling may be additional.

The removal allowance above is intended for straightforward carpet or floating-floor removal. It should not be used automatically for bonded tiles, adhesive-fixed flooring or difficult layered finishes.
Bonded floor removal is priced separately because the installation method, waste volume, tools required and condition left behind can vary substantially.
Underlay, skirting, scotia, thresholds and waste disposal are not automatically included in labour-only rates. A clear quotation should state which products are supplied, which existing materials are removed and how disposal is treated.
WORKED LVT EXAMPLES
What fitting could cost by floor area.
These examples apply the Growchance labour rates to three different floor areas. They show the effect of choosing click or glue-down LVT.
They assume a prepared, suitable subfloor and exclude flooring products, removal, preparation and finishing details.
Small room
A compact kitchen, bathroom, study or similarly sized floor area with straightforward access and a prepared base.
Medium floor area
A larger kitchen, living space or connected room arrangement with a suitable prepared base and a straightforward fitting pattern.
Larger connected area
A larger open-plan floor or several connected spaces where setting out, transitions, doorways and the sequence of work may require coordination.
What these calculations assume.
Where the calculated fitting rate falls below the minimum charge, the example uses £225 excluding VAT. Final pricing depends on the inspected condition, product, layout, access and complete agreed scope.
COMPARING QUOTATIONS
Labour-only price or complete flooring cost?
The same LVT project can produce very different advertised prices depending on what each figure includes.
Compare the stated scope before comparing the total — a fitting rate is not the same as a complete supplied-and-installed flooring quotation.
The client supplies the flooring.
A labour-only figure normally covers installation of the agreed LVT system onto a suitable prepared base.

Compare quotations on the same VAT basis so the final totals are understood clearly.
Published fitting and connected-work rates state whether they cover labour only and whether VAT is included. A project quotation will identify the agreed inclusions, exclusions and product responsibilities.
ROOM AND LAYOUT FACTORS
Where the LVT is being installed matters.
Two projects with the same measured area can require different amounts of setting out, cutting, protection and coordination.
Room shape, fixed fittings, thresholds and connections between spaces can all influence the final installation scope.
Fitted units and service points affect the layout.
The fitting sequence depends on whether the kitchen is already installed, whether appliances need to be moved and where the finished floor must meet plinths, doorways and adjacent surfaces.
The product and floor build-up must suit the room.
The selected LVT, installation system and perimeter details must be appropriate for the intended bathroom environment. Pipe penetrations, sanitary fittings and floor levels can increase cutting and detailing.
More doorways can mean more detailed fitting.
Hallways may have a modest floor area but several door openings, corners, thresholds and connections to adjoining rooms. These details can make the work less straightforward than one open rectangular room.
Continuous flooring needs coordinated setting out.
Installing LVT through a kitchen, hallway and living space can create a more continuous finish, but levels, fitting direction, transitions and the sequence between rooms must be planned together.
Room shape
Alcoves, narrow sections, corners and irregular walls can increase setting-out and cutting time.
Transitions
Changes between floor finishes, levels and adjoining rooms may require suitable threshold details.
Access and contents
Furniture, appliances, occupied rooms and restricted access can affect preparation and the installation sequence.
Include each room or section that will receive LVT and identify doorways, fixed fittings and transitions. This provides a more useful starting point than the headline room dimensions alone.
PROGRAMME AND ACCESS
What determines how long LVT installation takes?
The programme covers more than placing the finished flooring. Existing floor removal, preparation, moisture-control treatments and product requirements may all need time within the sequence.
A reliable duration can be confirmed after the floor area, subfloor, installation system and access arrangements have been reviewed.
Confirm the existing floor condition
The base, floor levels, moisture considerations, access and existing finishes are reviewed before the working method is finalised.
Complete the required preparation
Existing flooring is removed where agreed, and the base is cleaned, repaired, levelled or treated as required for the selected system.
Set out and fit the LVT
The fitting direction, room connections and edge details are set out before the click or glue-down LVT is installed.
Allow for the specified completion requirements
Required waiting periods, trims, thresholds, skirting and final finishing are completed in accordance with the agreed system and scope.
What can change the installation sequence.
Repairs, levelling and moisture-control work may need to be completed before LVT installation begins.
Storage, conditioning, adhesive and installation requirements vary between flooring systems and manufacturers.
Furniture, appliances, occupied areas and restricted working access can affect how the project is divided and sequenced.
Continuous flooring through several rooms requires coordinated setting out, transitions and access between spaces.
Preparation products and bonded flooring systems may require specified waiting periods before the next stage or normal use.
Thresholds, trims, skirting and other agreed details must be allowed for within the complete programme.
Preparation, adhesive and flooring products can have specific drying, curing and access requirements. The working programme should follow the approved product information rather than a generic fixed timescale.
FINAL PROJECT PRICE
What must be confirmed for an LVT quotation?
Published rates provide a useful starting point, but a final quotation must reflect the actual flooring product, property and agreed work.
Clear information at the enquiry stage helps distinguish straightforward fitting from a project requiring removal, preparation and finishing.
Measured floor area
Confirm the approximate dimensions of every room, hallway or connected section that will receive the new LVT.
Selected LVT system
Identify whether the product is click or glue-down LVT and provide the manufacturer and product details where available.
Existing floor finish
State what currently covers the floor and whether its removal and disposal should form part of the quotation.
Subfloor condition
Visible damage, unevenness, movement, previous adhesive and moisture concerns can affect the preparation method.
Room details
Doorways, fixed furniture, appliances, sanitary fittings, thresholds and adjoining floor levels should be identified.
Finishing requirements
Confirm whether the project requires underlay, adhesive, thresholds, trims, scotia, skirting or other agreed finishing work.

05 Does LVT flooring need a damp-proof membrane?
Not every LVT floor requires the same moisture-control treatment. The need for a damp-proof membrane depends on the existing base, moisture conditions, selected flooring and installation system.
Where required, Growchance’s current guidance is £9 – £18/m² for a sheet or basic DPM or £18 – £36/m² for a liquid or epoxy DPM, excluding VAT. These are alternative treatments — not automatic combined costs.
06 Can LVT be installed in kitchens and bathrooms?
Suitable LVT products can be considered for kitchens and bathrooms, but the selected product, installation method and floor build-up must be appropriate for the intended room and conditions.
Fixed units, appliances, sanitary fittings, pipe penetrations and adjoining floor levels should be considered before installation.
07 Is there a minimum charge for LVT fitting?
Yes. Growchance applies a minimum flooring labour charge of £225 excluding VAT. This is relevant to small floor areas where a square-metre calculation would not cover travel, preparation, setting out and installation time.
08 How long does LVT flooring installation take?
The programme depends on the floor area, existing finish, preparation, chosen LVT system, room layout and connected finishing work.
Preparation materials, moisture-control systems and bonded flooring may also have specified drying or curing requirements. A project duration is confirmed after these factors have been reviewed.
09 Are the prices in this LVT guide inclusive of VAT?
No. The Growchance fitting, preparation and connected-work rates published in this guide are excluding VAT. VAT should be added at the applicable rate when reviewing the total budget.
