FLOORING INSTALLATION COSTS · LONDON

How much does flooring installation cost in London?

Flooring installation prices depend on the flooring material, laying pattern, room layout and condition of the existing subfloor. Compare the principal Growchance labour rates before planning the complete project budget.

The short answer Typically £18 – £63 per m² for labour

This working range covers common laminate, LVT, engineered-wood and patterned installations. Rates exclude VAT, flooring products and separately required preparation. A minimum labour charge may apply to small projects.

Indicative budgeting guidance only. The final quotation depends on the measured area, flooring specification, preparation and access.

QUICK LONDON FLOORING COSTS

Flooring installation costs per m².

Growchance’s current labour guidance starts at approximately £18 per m² for straightforward laminate or click-LVT installation and reaches approximately £63 per m² for more demanding engineered-wood patterns.

These are labour-only planning ranges for London. Flooring products, removal, preparation, trims and VAT are not included unless expressly stated in a quotation.

Flooring type Labour rate Typical basis
01 Laminate — straight lay
£18 – £27/m² Excluding VAT

Standard click laminate installed in a straightforward pattern over a suitably prepared and level subfloor.

02 Laminate — patterned
£40 – £50/m² Excluding VAT

Herringbone, chevron or another detailed laminate layout requiring additional setting out, cuts and installation time.

03 LVT — click system
£18 – £27/m² Excluding VAT

Click luxury-vinyl flooring installed over a suitable prepared base using a conventional straight layout.

04 LVT — glue-down
£23 – £34/m² Excluding VAT

Glue-down LVT installation where the substrate has already been prepared to the smoothness and stability required by the system.

05 Engineered wood — straight lay
£23 – £36/m² Excluding VAT

Engineered boards installed in a conventional straight layout, subject to the specified fitting system and prepared subfloor.

06 Engineered wood — patterned
£41 – £63/m² Excluding VAT

Herringbone, chevron or another detailed engineered-wood layout with more setting out, alignment and perimeter cutting.

07 Solid wood — straight lay
£30 – £50/m² Excluding VAT

Straight installation of suitable solid-wood flooring, with the precise method determined by the product and existing floor construction.

The table covers installation labour—not the complete project.

Existing-floor removal, levelling, moisture protection, underlay, skirting, scotia, thresholds and flooring products are assessed separately. A minimum labour charge of £225 excluding VAT may apply to small installations.

UNDERSTANDING THE PRICE

What the flooring labour rate includes.

A per-square-metre installation rate normally covers the work required to lay the selected flooring over an accessible, stable and suitably prepared subfloor.

It should not be treated as the complete cost of renovating the floor. Preparation, products and finishing details need to be identified separately before quotations can be compared properly.

01

Normally covered by the labour rate

  • Setting out the flooring in the agreed straight or patterned layout.
  • Cutting and fitting boards, planks or tiles around the room perimeter and ordinary fixed details.
  • Installing the flooring using the fitting method required by the selected product.
  • Maintaining normal expansion allowances where the flooring system requires them.
  • Routine installation finishing associated directly with laying the agreed flooring area.
02

Normally assessed separately

  • Flooring products and delivery, including boards, planks, tiles, adhesive or specialist fitting materials.
  • Removing existing finishes and disposing of the resulting flooring waste.
  • Subfloor repairs, levelling or moisture protection required before installation.
  • Underlay, skirting, scotia and thresholds where these form part of the agreed scope.
  • Moving furniture, altering doors or coordinating services where these affect access or the finished floor level.
01

Prepared surface

Published fitting rates assume the base is sufficiently sound, level, dry and suitable for the selected flooring system.

02

Measured installation area

Labour is based on the area being installed. Product ordering may require a separate wastage allowance for cuts, pattern and spares.

03

Project-specific scope

Room shape, access, occupied areas, floor condition and finishing requirements can all change the final quotation.

Do not compare rates without comparing the stated scope.

One quotation may cover installation labour only, while another may include removal, preparation, materials and finishing. Confirm what is included, excluded and subject to VAT before comparing the totals.

LAYOUT AND INSTALLATION TIME

Why patterned flooring costs more to install.

Straight-laid flooring generally requires less setting out and fewer complex cuts. Herringbone, chevron and other patterned layouts require additional planning, alignment and installation time.

The labour difference depends on the flooring product, room shape, border detail and the number of interruptions within the floor area.

The same room can require substantially more labour.

Patterned installation is not simply a different visual finish. Establishing the centre lines, maintaining the pattern and forming accurate perimeter cuts can materially increase the working time.

Laminate — straight lay £18 – £27/m² Labour excluding VAT
Laminate — patterned £40 – £50/m² Labour excluding VAT
Engineered wood — straight £23 – £36/m² Labour excluding VAT
Engineered wood — patterned £41 – £63/m² Labour excluding VAT
  • More detailed setting out before installation begins.
  • More cuts and material handling around the room perimeter and fixed details.
  • Continuous alignment checks throughout the installation.
01

Room shape

Alcoves, chimney breasts, angled walls and connected rooms create additional cuts and setting-out points.

02

Board or plank format

Product dimensions and joint details affect how quickly the selected pattern can be formed.

03

Borders and transitions

Perimeter borders, feature strips and connections to adjoining flooring require more detailed work.

04

Subfloor accuracy

Patterned layouts make uneven levels and poor preparation more noticeable, so the base must be assessed carefully.

Product wastage is separate from installation labour.

Herringbone, chevron and bordered layouts may require a higher product allowance because of additional cuts and pattern matching. The correct wastage allowance should follow the room layout and manufacturer’s installation guidance.

THE BASE BENEATH THE FINISH

Subfloor preparation and moisture-control costs.

New flooring needs a base that is sufficiently sound, dry, stable and level for the selected installation system. Existing floorboards, screeds and concrete slabs may require additional work before the visible flooring can be laid.

The appropriate preparation should follow the actual subfloor condition—not a standard list of extras automatically applied to every project.

01

Basic preparation

£9 – £18/m² Excluding VAT

Minor surface preparation and routine making good where extensive levelling or structural repair is not required.

02

Floor levelling

£14 – £27/m² Excluding VAT

Levelling treatment where the existing substrate requires a more consistent surface before the new flooring is installed.

03

Basic moisture protection

£9 – £18/m² Excluding VAT

A standard or basic damp-proofing arrangement where it is compatible with the subfloor and selected flooring system.

04

Liquid or epoxy DPM

£18 – £36/m² Excluding VAT

A more involved liquid or epoxy damp-proof membrane where the assessed substrate and flooring specification require it.

Assessment before pricing

Preparation methods are selected—not automatically stacked.

The quotation should identify the existing substrate, the problem being addressed and the preparation system required for the proposed floor.

Basic preparation

Appropriate for limited making good. It should not automatically be charged over the same area as a complete levelling treatment.

Levelling treatment

Used when floor tolerances require correction. The depth, product and substrate condition can affect the final allowance.

Standard DPM

A moisture-control option where suitable. It is an alternative to a more involved liquid or epoxy system—not an automatic additional layer.

Underlay

Where required, installation is approximately £3 – £5/m² excluding VAT. The underlay product itself may be priced separately.

Moisture protection does not correct an active building defect.

Persistent damp, leaks, unsuitable screeds or defective floor construction may require investigation and remedial work beyond the normal flooring-installation scope. The underlying cause should be understood before the finish is covered.

ADDITIONAL FLOORING WORK

Removal, skirting and finishing costs.

The fitting rate does not automatically cover the work required before and after the flooring itself is installed. Existing finishes may need to be removed, and the completed floor may require new perimeter and doorway details.

A clear quotation should identify these items separately so the complete flooring scope can be understood before work begins.

01

Remove existing flooring

£7 – £14/m² Labour excluding VAT

Working allowance for straightforward removal of carpet or an easily lifted floating floor. Bonded, nailed or difficult finishes require separate assessment.

02

Install skirting

£10 – £14/lm Labour excluding VAT

Installation labour for skirting where new or replacement perimeter finishing forms part of the agreed flooring work.

03

Install scotia

£5 – £7/lm Labour excluding VAT

Installation labour for scotia used to finish the expansion gap where existing skirting remains in place.

04

Fit thresholds

£18 – £27 each Labour excluding VAT

Installation labour for ordinary doorway thresholds or transition profiles connecting the new floor with adjoining finishes.

What changes the allowance?

Existing finishes are not all removed in the same way.

The removal range above is intended for straightforward carpet and floating-floor removal. The existing fixing method and resulting waste should be checked before the final scope is agreed.

Bonded flooring

Fully adhered LVT, vinyl, tiles or timber may require more time, specialist tools and additional substrate preparation.

Waste and disposal

Collection, loading, transport and disposal should be identified as included or excluded rather than assumed within the removal rate.

Door adjustments

A changed finished-floor level may require doors to be trimmed, rehung or otherwise adjusted. This is assessed separately.

Matching existing finishes

Retained skirting, trims and adjoining floors can require local making good where the old and new construction meet.

“Per linear metre” is different from “per square metre”.

Skirting and scotia are measured around the relevant room perimeter, while thresholds are normally counted individually. They should not be calculated from the total floor area alone.

INDICATIVE LABOUR EXAMPLES

Example flooring installation budgets.

These examples show how the published labour rates translate into different room sizes. They cover the flooring installation labour only unless another item is expressly shown.

Flooring products, delivery, removal, preparation, trims and VAT remain separate. Your final quotation must follow the measured area and actual site conditions.

01 12 m²

Small room with straight laminate

A straightforward rectangular room with a prepared subfloor and conventional click-laminate layout.

Indicative installation labour £225 – £324 Excluding VAT
  • Flooring area 12 m²
  • Labour rate £18 – £27/m²
  • Calculated range £216 – £324
  • Minimum charge applied £225

Why the lower total changes: 12 m² × £18 produces £216, so the £225 minimum labour charge is applied.

02 25 m²

Kitchen-dining area with glue-down LVT

A connected area with a suitably smooth and prepared substrate ready for glue-down LVT installation.

Indicative installation labour £575 – £850 Excluding VAT
  • Flooring area 25 m²
  • Labour rate £23 – £34/m²
  • Lower calculation 25 × £23
  • Upper calculation 25 × £34

Not included: LVT products, adhesive, removal, levelling, moisture protection, trims and VAT.

03 35 m²

Open-plan area with patterned engineered wood

A larger connected floor laid in herringbone, chevron or another detailed engineered-wood pattern.

Indicative installation labour £1,435 – £2,205 Excluding VAT
  • Flooring area 35 m²
  • Labour rate £41 – £63/m²
  • Lower calculation 35 × £41
  • Upper calculation 35 × £63

Not included: engineered-wood products, pattern wastage, preparation, perimeter finishing and VAT.

Separate project allowances

What could be added to these examples?

Only the work actually required should be added. Preparation and moisture-control methods should not be stacked automatically.

Existing-floor removal

Approximately £7 – £14/m² excluding VAT for straightforward carpet or easily lifted floating flooring.

Basic preparation

Approximately £9 – £18/m² excluding VAT where limited making good is sufficient.

Floor levelling

Approximately £14 – £27/m² excluding VAT where a dedicated levelling treatment is required instead.

Perimeter finishing

Skirting, scotia and thresholds are measured separately according to the agreed finishing method.

These examples are budgeting illustrations—not quotations.

The actual cost depends on the measured installation area, flooring system, room layout, preparation, access and finishing scope. A site review and agreed specification are required before the final price is confirmed.

PROJECT-SPECIFIC PRICING

What changes the final flooring quotation?

Floor area is only the starting point. The final quotation also depends on the selected product, laying method, subfloor condition and how the new finish connects with the surrounding property.

Providing accurate project information allows the installation scope and exclusions to be established before work begins.

01

Flooring material and system

Laminate, click LVT, glue-down LVT, engineered wood and solid wood use different fitting methods. Product construction and manufacturer requirements influence the labour involved.

Product specification
02

Layout and pattern

Straight layouts generally require less setting out than herringbone, chevron, borders or mixed-direction installations. More detailed patterns normally increase cutting and working time.

Straight or patterned
03

Subfloor condition

Uneven screeds, loose floorboards, residual adhesive, moisture risk or damaged surfaces may require preparation before the new flooring can be installed correctly.

Preparation requirement
04

Room shape and floor area

Small rooms can be affected by the minimum labour charge, while irregular walls, alcoves, islands, fitted units and multiple connected rooms create additional setting-out and cutting work.

Measured project area
05

Access and occupied rooms

Restricted parking, upper-floor access, limited material storage and the need to work around occupied areas can affect protection, handling and the construction sequence.

London property access
06

Edges, doors and transitions

Skirting, scotia, thresholds, door adjustments and connections to adjoining floor finishes should be considered alongside the principal installation rate.

Finishing details
Information improves accuracy

What should be confirmed before pricing?

A useful enquiry should explain both the flooring you want and the conditions in which it will be installed.

Approximate area

Provide room dimensions or the measured square metres, including whether several rooms will be connected.

Selected flooring

Identify the flooring type, product format, fitting system and proposed straight or patterned layout.

Existing floor

Explain what is currently installed and whether it should be removed as part of the work.

Required finish

Confirm whether skirting, scotia, thresholds, door adjustments or other making good should be included.

Photographs can help with an initial review.

Clear photographs of the rooms, existing flooring, thresholds and visible subfloor can improve early budgeting. Hidden conditions may still need to be confirmed after lifting the existing finish or inspecting the property.

COMPARING FLOORING QUOTATIONS

Labour-only or supply-and-fit?

Flooring quotations can look very different because they may cover different parts of the project. A low figure may represent installation labour only, while another may include products, preparation and finishing.

Compare the stated scope rather than comparing only the final total.

01 Labour only

You provide the flooring products.

The customer purchases the selected flooring and any agreed product accessories. The contractor’s quotation covers the defined installation work.

  • Installation labour for the measured flooring area.
  • Agreed laying pattern, such as straight, herringbone or chevron.
  • Separate preparation allowance where additional subfloor work is required.
  • Separate finishing allowance for skirting, scotia and thresholds where applicable.

Confirm who is responsible for product quantities, delivery, storage, damage, shortages and manufacturer compatibility.

02 Supply and fit

Products and installation are combined.

The quotation includes the flooring products specified for the project together with the agreed installation and any other clearly listed work.

  • Specified flooring products, quantities and product allowance.
  • Delivery and installation according to the agreed project programme.
  • Preparation and accessories only where expressly included in the quotation.
  • Clear exclusions for any work or materials outside the agreed supply-and-fit scope.

Supply-and-fit does not automatically mean every associated item is included. The quotation should still identify preparation, trims, disposal and VAT.

Quotation checklist

Confirm these details before comparing totals.

A complete scope makes it easier to understand why two flooring quotations may differ.

Flooring product

Brand, range, format, colour, quantity and whether the stated product price includes a wastage allowance.

Existing-floor removal

Whether lifting, loading, transport and disposal are included or priced separately.

Subfloor preparation

The specific preparation method included and any assumptions about hidden conditions.

Finishing details

Skirting, scotia, thresholds, sealants, door adjustments and local making good.

Access and protection

Furniture movement, occupied rooms, parking, material storage and protection of adjoining areas.

VAT and exclusions

Whether VAT is included and which products, services or third-party costs remain outside the quotation.

The rates in this guide are principally labour guidance.

Product prices vary considerably according to flooring type, manufacturer, specification and supplier. The complete project cost cannot be calculated reliably from the installation rate alone.

PLANNING THE INSTALLATION

What affects the flooring programme?

Installation time depends on more than the measured floor area. Removal, preparation, moisture treatment, laying pattern and finishing work can all affect the sequence.

The working programme should be confirmed after the flooring specification and subfloor requirements have been established.

01 · CONFIRM

Review the flooring specification

Confirm the product, fitting system, layout, measured area and manufacturer’s installation requirements.

02 · CLEAR

Prepare the working area

Arrange access, clear furniture where agreed and protect adjoining rooms, routes and retained finishes.

03 · ASSESS

Expose and prepare the subfloor

Remove the existing finish where required and complete the preparation or moisture-control work specified for the substrate.

04 · INSTALL

Lay the selected flooring

Set out, cut and install the flooring in the agreed straight or patterned layout.

05 · FINISH

Complete edges and transitions

Fit the agreed skirting, scotia or thresholds and complete the defined local making good.

Common programme variables

Why two similar floor areas can take different lengths of time.

The total area matters, but the preparation and installation detail often have a greater effect on the programme.

Subfloor drying or curing

Levelling compounds, moisture-control systems and other preparation products may require specified curing time before covering.

Product conditioning

Some flooring products may need to be stored or acclimatised in accordance with the manufacturer’s requirements before installation.

Pattern complexity

Herringbone, chevron, borders and multiple laying directions require more setting out, cutting and alignment.

Several occupied rooms

Furniture movement and the need to maintain access through the property may require work to be completed in stages.

01 Plan material delivery

Confirm delivery, safe storage and whether products need time within the property before installation.

02 Protect access routes

Agree how installers, materials and removed flooring will move through the property.

03 Allow for restricted access

Parking, upper floors, narrow stairs and occupied rooms can affect handling and daily sequencing.

The programme should remain project-specific.

A reliable duration cannot be based on floor area alone. The final sequence should account for removal, preparation, curing requirements, flooring layout, access and the agreed finishing scope.

BEFORE ACCEPTING A PRICE

How to compare flooring quotations.

Two quotations may use different measurements, assumptions and specifications. The cheapest total is not necessarily the lowest price for the same work.

Ask each contractor to define the flooring, preparation, installation and finishing scope clearly before making a comparison.

01

Check the measured area

Confirm whether the figure covers the net installation area, ordered product quantity or both. Product wastage should not be confused with additional installation area.

02

Check the flooring specification

Compare the same product type, format, fitting system and laying pattern. Straight and patterned installations should not be treated as equivalent.

03

Check the preparation

Identify whether removal, floor repairs, levelling, moisture protection or underlay are included, excluded or subject to inspection.

04

Check the final finish

Confirm the treatment of skirting, scotia, thresholds, door clearances, transitions and local making good around the completed floor.

05

Check waste and delivery

Clarify who orders the products, receives delivery and deals with shortages, damage, packaging and disposal of the existing flooring.

06

Check access assumptions

Parking, stairs, furniture, occupied rooms and material storage may affect the working method and programme in London properties.

07

Check exclusions

Items outside the agreed scope should be listed clearly rather than left to assumption. Ask how unexpected subfloor conditions will be handled.

08

Check VAT

Establish whether the displayed total includes or excludes VAT. The Growchance working rates shown in this guide exclude VAT.

A clearer quotation

The written scope should identify the complete basis of the price.

A quotation becomes easier to assess when the principal products, labour and assumptions are separated clearly.

Flooring and layout

Product type, fitting method, measured area and the agreed laying direction or pattern.

Preparation method

Existing-floor removal, repairs, levelling, moisture treatment and underlay where required.

Finishing work

Skirting, scotia, thresholds, door alterations and local making good.

Products and accessories

Who supplies the flooring, adhesives, underlay, profiles and other installation materials.

Programme and access

Expected sequence, property access, occupied areas and agreed responsibilities before work starts.

Price and exclusions

Labour, products, waste, VAT and any items that remain provisional or outside the quotation.

A very low per-m² rate may cover only part of the work.

Confirm whether the quoted rate assumes a clear room and a fully prepared subfloor. Removal, repairs, preparation and finishing can materially change the complete project cost even when the installation area is unchanged.

FLOORING COST QUESTIONS

Useful answers before arranging installation.

Every floor and installation scope is different. These answers explain how the Growchance working rates should be interpreted before a project-specific quotation is prepared.

Explore Flooring Installation
01 How much does flooring installation cost in London?

Growchance’s current labour guidance generally ranges from £18 – £63 per m² excluding VAT. Straight laminate and click-LVT installations sit toward the lower end, while detailed patterned engineered-wood installations sit toward the upper end.

Products, removal, preparation, trims and other associated work are priced separately where required.

02 Is there a minimum flooring labour charge?

Yes. Growchance’s current minimum flooring labour charge is £225 excluding VAT. It may apply where a very small area does not adequately cover travel, setup, setting out and installation time.

03 Do the rates include the flooring products?

No. The principal rates shown in this guide are labour-only installation guidance. Flooring products, delivery, adhesive, underlay, profiles and other materials remain separate unless they are expressly included in a quotation.

04 Does flooring removal cost extra?

Straightforward removal of carpet or easily lifted floating flooring is currently estimated at £7 – £14 per m² excluding VAT.

Bonded, tiled, nailed or difficult flooring may require a separate allowance. Waste collection and disposal should also be identified clearly in the quotation.

05 Is subfloor preparation included in the fitting rate?

Normal fitting rates assume the subfloor is already sufficiently sound, dry, stable and level. Basic preparation, levelling and moisture-control work are assessed separately where required.

Preparation methods should be selected according to the actual substrate—not automatically stacked over the same floor area.

06 Why does herringbone flooring cost more to install?

Herringbone, chevron and other patterned layouts require more detailed setting out, alignment and perimeter cutting than a conventional straight installation.

Patterned layouts may also require a greater product-wastage allowance, although product quantities remain separate from the installation labour rate.

07 Are the flooring prices inclusive of VAT?

No. The Growchance working rates shown in this guide exclude VAT. A project quotation should state the VAT treatment and final total clearly.

08 Can I calculate my flooring quantity and installation estimate?

Yes. The free Growchance Flooring Calculator can estimate the measured area, product wastage, number of packs, product cost and an optional installation range.

The result is an initial budgeting estimate—not a quotation or assessment of the existing subfloor.

09 What should I send for a flooring quotation?

Send the London postcode, approximate room dimensions, flooring type, preferred layout and photographs showing the existing floor, thresholds and access.

Also explain whether removal, preparation, skirting, scotia, thresholds or other finishing work should be included.
