How much does engineered wood flooring cost to fit?

Basic preparation and levelling are different operations. Both should appear in a quotation only where the inspected floor genuinely requires both. Standard sheet DPM and specialist liquid or epoxy DPM are also alternative systems rather than automatic additions.

What the fitting rates include — and what they do not.

The principal rates on this guide describe installation labour for engineered wood flooring. They are not presented as an all-inclusive supply-and-fit price.

Separating the installation work from products, preparation and finishing makes quotations easier to compare and reduces the risk of important work being hidden inside a single headline figure.

Included in the principal fitting rate

The exact scope is confirmed in the quotation, but the published fitting guidance principally allows for the following installation work.

  • Setting out the engineered boards for the agreed straight or patterned layout.
  • Cutting and fitting boards within the measured installation area.
  • Maintaining appropriate perimeter expansion allowances.
  • Fitting around straightforward room edges, openings and fixed features.
  • Normal installation using the agreed floating or bonded method, subject to the product and subfloor.
  • Routine installation checks and normal completion of the fitted floor area.

Usually priced separately where required

These items depend on the existing floor, selected product and required finish. They should appear separately when they form part of the agreed project.

  • The engineered wood boards and delivery of the selected product.
  • Removal and disposal of existing carpet, laminate, timber, tiles or bonded flooring.
  • Basic preparation, levelling, repairs or structural subfloor work.
  • Moisture testing and any required damp-proof membrane system.
  • Underlay, flooring adhesive and other manufacturer-specified installation products.
  • New skirting, scotia, thresholds, trims and door adjustments.
  • Moving furniture, restricted-access allowances or work outside the agreed flooring area.
  • VAT, which is added at the applicable rate.

LAYOUT AND LABOUR

Straight planks cost less to fit than patterned flooring.

The same engineered wood product can require a very different amount of installation time depending on its layout. Straight boards follow a repeating direction, while herringbone and chevron require a controlled centre line, repeated alignment and substantially more cutting.

The pattern should therefore be confirmed before comparing fitting quotations or using a cost-per-square-metre allowance.

Straight installation normally progresses more quickly once the starting line and board direction have been agreed. The room shape, number of doorways and required cuts still affect the final labour.

Patterned flooring needs a carefully established reference line and consistent alignment throughout the room. Small errors become more visible as the pattern continues, so checking and adjustment take additional time.

  • More cutting at walls, doorways and room edges.
  • Repeated checking to maintain the intended geometry.
  • Additional time around adjoining rooms and changing floor lines.

INSTALLATION METHOD

Floating and glue-down floors are priced differently.

Engineered wood can often be installed as a floating floor over a suitable underlay or bonded directly to an appropriate subfloor. The correct method depends on the selected board, manufacturer’s instructions, substrate and room conditions.

The principal fitting range is a starting point. Underlay, adhesive, moisture control and additional preparation should be identified separately in the quotation where required.

The boards connect to one another and sit over a suitable underlay rather than being bonded across the complete floor area. Product suitability and expansion requirements must still be followed.

BEFORE THE FLOOR IS FITTED

Subfloor preparation can materially change the cost.

Engineered wood needs a suitable base. Before installation, the existing floor should be considered for condition, stability, level and moisture.

A floor that appears ready from above may still require local repairs, levelling or an appropriate moisture-control system. The necessary work should be confirmed for the individual property rather than automatically added to every quotation.

Minor preparation and local making good before installation. This allowance does not represent extensive levelling, structural repairs or replacement of an unsuitable subfloor.

Levelling compound

A standard levelling application where the assessed substrate requires correction before the engineered floor can be installed. Deeper or more complex correction requires separate assessment.

Basis: standard 3–6 mm application, supplied and applied.
03 £9 – £18/m²

Standard sheet or basic DPM

A basic moisture-control arrangement where it is suitable for the selected flooring system and existing construction. The required system must be chosen for the actual substrate and conditions.

Basis: basic moisture system, excluding specialist treatment.
04 £18 – £36/m²

Liquid or epoxy DPM

A specialist applied moisture-control system where the confirmed substrate and installation specification require it. This is a separate alternative to a standard basic DPM.

Basis: separate specialist item following assessment.
Do not automatically add every preparation rate together.

Basic preparation and levelling are separate operations and should both be charged only when both are genuinely required. A standard sheet/basic DPM and a liquid or epoxy DPM are alternative moisture-control selections, not two automatic charges over the same floor area. All figures exclude VAT.

INSTALLATION MATERIALS

Underlay, adhesive and moisture systems need a clear allowance.

The correct supporting products depend on the engineered board, installation method and existing floor. They should not be treated as interchangeable extras selected only by price.

A useful quotation identifies what product or system is required, whether supply is included and how it relates to the fitting method.

A suitable underlay may provide part of the support, acoustic or moisture-control arrangement for a floating engineered floor. The selected product and its supply cost remain separate.

  • Confirm compatibility with the chosen engineered boards.
  • Confirm whether a separate moisture layer is required.
  • Check the combined floor build-up at doors and thresholds.
  • Do not assume every underlay is suitable for underfloor heating.
Bonded installation

Project-specific Material allowance quoted separately

Glue-down engineered flooring requires a compatible flooring adhesive. The product, coverage and quantity depend on the selected boards, substrate and manufacturer’s installation requirements.

  • Adhesive is not included in the principal fitting rate.
  • Coverage depends on the product and application method.
  • The substrate must be suitable before adhesive is applied.
  • Working and curing conditions must follow the product instructions.
Moisture control

£9 – £36/m² System-dependent guidance, excluding VAT

The lower range covers a standard sheet or basic moisture system. Specialist liquid or epoxy DPM guidance is higher. The appropriate system must follow the assessed conditions and floor specification.

  • Standard sheet or basic DPM: £9 – £18/m².
  • Liquid or epoxy DPM: £18 – £36/m².
  • These are alternative selections rather than automatic combined costs.
  • Moisture-control work does not replace necessary subfloor repairs.
Completion details

Trims and finishing products

Priced separately Product and installation depend on the agreed finish

Thresholds, profiles, scotia and other finishing products resolve edges, transitions and expansion requirements. Their specification depends on the adjoining surfaces and intended appearance.

  • Confirm the number and type of thresholds required.
  • Confirm whether skirting will be retained, removed or replaced.
  • Check transitions into tiled, carpeted or differently finished rooms.
  • Product supply should be identified separately from installation labour.
Pricing rule Specify the system before adding the cost.

Do not add underlay and full-area adhesive automatically. They generally relate to different installation approaches. Likewise, standard/basic DPM and liquid or epoxy DPM are alternative systems. The quotation should include only the products and operations required by the confirmed flooring, substrate and installation method.

ADDITIONAL FLOORING WORK

Removal and finishing details should appear separately.

A complete engineered wood quotation may need more than the principal fitting rate. Existing finishes might require removal, and the new floor may need skirting, scotia, thresholds or door adjustments to complete the installation properly.

Listing these elements separately makes it clear which work is included and which products remain to be selected.

This range does not represent bonded LVT, tiles, glued timber or heavily adhered flooring. Difficult removal and substantial disposal require separate assessment.

This normally prices the agreed installation work while the customer purchases the engineered boards and any separately identified products.

Check whether it includes

Product responsibility matters: confirm who checks board quantity, batch, delivery condition, acclimatisation and compatibility with the proposed installation method.

Products and installation combined

Supply-and-fit quotation

This combines the agreed flooring products and installation work, but the scope can still vary considerably between quotations. “Supply and fit” should not be assumed to include every preparation or finishing item.

Check whether it identifies

  • Board manufacturer, range, dimensions, finish and quantity.
  • Delivery, wastage allowance and any batch requirements.
  • Underlay, adhesive or moisture-control products.
  • Existing-floor removal and subfloor preparation.
  • Skirting, scotia, thresholds and related finishing products.
  • Labour, product and VAT treatment within the total.

A complete product description is essential: two supply-and-fit totals cannot be compared properly if they specify different board quality, dimensions, finish or installation system.

HEATED FLOORS

Can engineered wood be fitted over underfloor heating?

It may be possible where the engineered flooring, heating system, subfloor and installation method are compatible. Compatibility must be confirmed for the selected products rather than assumed from the term “engineered wood”.

Any heating-system work, specialist testing or additional preparation should be identified separately from the standard flooring labour.

Why two engineered wood quotations can differ.

Floor area is only one part of the calculation. The final quotation also reflects the selected layout, installation system, condition of the existing floor and the level of finishing required.

A useful quotation should connect the price to the actual product, property and agreed scope rather than rely on one generic cost per square metre.

04 Should engineered wood be floated or glued down?

The method depends on the selected engineered boards, manufacturer’s instructions, subfloor, moisture conditions, room use and any underfloor-heating system.

A floating installation normally uses a suitable underlay. A glue-down installation requires a compatible adhesive and an appropriate prepared substrate. The method should not be selected by price alone.

05 Does the subfloor need to be levelled first?

Not every floor requires levelling compound. The existing base should first be assessed for condition, stability, level and moisture.

Growchance’s basic preparation guidance is £9 – £18/m², while a standard 3–6 mm levelling application is £14 – £27/m². Both should appear only where both operations are genuinely required. Figures exclude VAT.
