This working range covers common laminate, LVT, engineered-wood and patterned installations. Rates exclude VAT, flooring products and separately required preparation. A minimum labour charge may apply to small projects.

UNDERSTANDING THE PRICE
What the flooring labour rate includes.
A per-square-metre installation rate normally covers the work required to lay the selected flooring over an accessible, stable and suitably prepared subfloor.
It should not be treated as the complete cost of renovating the floor. Preparation, products and finishing details need to be identified separately before quotations can be compared properly.
Normally covered by the labour rate
- Setting out the flooring in the agreed straight or patterned layout.
- Cutting and fitting boards, planks or tiles around the room perimeter and ordinary fixed details.
- Installing the flooring using the fitting method required by the selected product.
- Maintaining normal expansion allowances where the flooring system requires them.
- Routine installation finishing associated directly with laying the agreed flooring area.
Normally assessed separately
- Flooring products and delivery, including boards, planks, tiles, adhesive or specialist fitting materials.
- Removing existing finishes and disposing of the resulting flooring waste.
- Subfloor repairs, levelling or moisture protection required before installation.
- Underlay, skirting, scotia and thresholds where these form part of the agreed scope.
- Moving furniture, altering doors or coordinating services where these affect access or the finished floor level.
Prepared surface
Published fitting rates assume the base is sufficiently sound, level, dry and suitable for the selected flooring system.
Measured installation area
Labour is based on the area being installed. Product ordering may require a separate wastage allowance for cuts, pattern and spares.
Project-specific scope
Room shape, access, occupied areas, floor condition and finishing requirements can all change the final quotation.
One quotation may cover installation labour only, while another may include removal, preparation, materials and finishing. Confirm what is included, excluded and subject to VAT before comparing the totals.
LAYOUT AND INSTALLATION TIME
Why patterned flooring costs more to install.
Straight-laid flooring generally requires less setting out and fewer complex cuts. Herringbone, chevron and other patterned layouts require additional planning, alignment and installation time.
The labour difference depends on the flooring product, room shape, border detail and the number of interruptions within the floor area.
A practical comparison
The same room can require substantially more labour.
Patterned installation is not simply a different visual finish. Establishing the centre lines, maintaining the pattern and forming accurate perimeter cuts can materially increase the working time.

Room shape
Alcoves, chimney breasts, angled walls and connected rooms create additional cuts and setting-out points.
Board or plank format

Perimeter borders, feature strips and connections to adjoining flooring require more detailed work.
Subfloor accuracy
Patterned layouts make uneven levels and poor preparation more noticeable, so the base must be assessed carefully.
Herringbone, chevron and bordered layouts may require a higher product allowance because of additional cuts and pattern matching. The correct wastage allowance should follow the room layout and manufacturer’s installation guidance.
THE BASE BENEATH THE FINISH
Subfloor preparation and moisture-control costs.
New flooring needs a base that is sufficiently sound, dry, stable and level for the selected installation system. Existing floorboards, screeds and concrete slabs may require additional work before the visible flooring can be laid.
The appropriate preparation should follow the actual subfloor condition—not a standard list of extras automatically applied to every project.

Preparation methods are selected—not automatically stacked.
The quotation should identify the existing substrate, the problem being addressed and the preparation system required for the proposed floor.
Appropriate for limited making good. It should not automatically be charged over the same area as a complete levelling treatment.
Used when floor tolerances require correction. The depth, product and substrate condition can affect the final allowance.
A moisture-control option where suitable. It is an alternative to a more involved liquid or epoxy system—not an automatic additional layer.
Where required, installation is approximately £3 – £5/m² excluding VAT. The underlay product itself may be priced separately.
Persistent damp, leaks, unsuitable screeds or defective floor construction may require investigation and remedial work beyond the normal flooring-installation scope. The underlying cause should be understood before the finish is covered.
ADDITIONAL FLOORING WORK
Removal, skirting and finishing costs.
The fitting rate does not automatically cover the work required before and after the flooring itself is installed. Existing finishes may need to be removed, and the completed floor may require new perimeter and doorway details.
A clear quotation should identify these items separately so the complete flooring scope can be understood before work begins.

Existing finishes are not all removed in the same way.
The removal range above is intended for straightforward carpet and floating-floor removal. The existing fixing method and resulting waste should be checked before the final scope is agreed.
Fully adhered LVT, vinyl, tiles or timber may require more time, specialist tools and additional substrate preparation.
Collection, loading, transport and disposal should be identified as included or excluded rather than assumed within the removal rate.
A changed finished-floor level may require doors to be trimmed, rehung or otherwise adjusted. This is assessed separately.
Retained skirting, trims and adjoining floors can require local making good where the old and new construction meet.
Skirting and scotia are measured around the relevant room perimeter, while thresholds are normally counted individually. They should not be calculated from the total floor area alone.

Labour-only or supply-and-fit?
Flooring quotations can look very different because they may cover different parts of the project. A low figure may represent installation labour only, while another may include products, preparation and finishing.
Compare the stated scope rather than comparing only the final total.
You provide the flooring products.
The customer purchases the selected flooring and any agreed product accessories. The contractor’s quotation covers the defined installation work.

What affects the flooring programme?
Installation time depends on more than the measured floor area. Removal, preparation, moisture treatment, laying pattern and finishing work can all affect the sequence.
The working programme should be confirmed after the flooring specification and subfloor requirements have been established.

Confirm the product, fitting system, layout, measured area and manufacturer’s installation requirements.
Prepare the working area
Arrange access, clear furniture where agreed and protect adjoining rooms, routes and retained finishes.
Expose and prepare the subfloor
Remove the existing finish where required and complete the preparation or moisture-control work specified for the substrate.
Lay the selected flooring
Set out, cut and install the flooring in the agreed straight or patterned layout.
Complete edges and transitions
Fit the agreed skirting, scotia or thresholds and complete the defined local making good.
Why two similar floor areas can take different lengths of time.
The total area matters, but the preparation and installation detail often have a greater effect on the programme.
Levelling compounds, moisture-control systems and other preparation products may require specified curing time before covering.
Some flooring products may need to be stored or acclimatised in accordance with the manufacturer’s requirements before installation.
Herringbone, chevron, borders and multiple laying directions require more setting out, cutting and alignment.
Furniture movement and the need to maintain access through the property may require work to be completed in stages.
Confirm delivery, safe storage and whether products need time within the property before installation.
Agree how installers, materials and removed flooring will move through the property.

A reliable duration cannot be based on floor area alone. The final sequence should account for removal, preparation, curing requirements, flooring layout, access and the agreed finishing scope.

How to compare flooring quotations.
Two quotations may use different measurements, assumptions and specifications. The cheapest total is not necessarily the lowest price for the same work.
Ask each contractor to define the flooring, preparation, installation and finishing scope clearly before making a comparison.
Check the measured area
Confirm whether the figure covers the net installation area, ordered product quantity or both. Product wastage should not be confused with additional installation area.
Check the flooring specification
Compare the same product type, format, fitting system and laying pattern. Straight and patterned installations should not be treated as equivalent.
Check the preparation
Identify whether removal, floor repairs, levelling, moisture protection or underlay are included, excluded or subject to inspection.
Check the final finish
Confirm the treatment of skirting, scotia, thresholds, door clearances, transitions and local making good around the completed floor.
Check waste and delivery
Clarify who orders the products, receives delivery and deals with shortages, damage, packaging and disposal of the existing flooring.
